Innovative Property Developers, LLC (IPD) is a custom home and estate builder specializing in Insulated Concrete Form (ICF) construction. Although we are centrally located in Fredericksburg, VA, IPD’s commitment to our clients requires that we remain focused in a smaller geographic area so that we can offer greater personal attention to your new home. In addition, it allows us greater interaction with our clients which results in the details of your new home conforming to your own exacting standards.

IPD made an early decision to specialize in ICF homes - and that decision was an easy one. ICF homes offer enormous energy savings, higher quality interior air, high resistance to wind, and exterior walls that are resistant to decay and mold. As a client focused company, these features, among many others, met our commitment to home building excellence.

IPD believes in the slogan that quality is a journey and not a destination. We are constantly improving our building techniques and offering our clients a wide variety of buyer selected features. At IPD, your home building experience will include selecting from cabinets, carpeting, trim, countertops, bathroom fixtures, and many other amenities directly from our suppliers. You will visit our supplier’s showrooms and select your own unique interior décor creating a home that can truly be called “custom”.

IPD offers a large selection of ICF homes from which to choose. However, our clients are always offered the opportunty to furnish their own new home plans to us for construction. Either IPD, or the client, can have the plans modified to an ICF design (virtually any home plan can be converted to an ICF design).

During the construction of your new home, you will be dealing directly with the Owners of IPD. There will be no middle men to filter your concerns or questions. We will make ourselves available to you at all times during this important step in your life. Satisfaction with your new home is as important to us as it is to you. IPD’s commitment to our clients and our commitment to home building perfection is what sets us apart. The builder/client relationship (like all others) requires good communication. Our goal is to insure that with good communication, you will move into your new home feeling proud of its uniqueness and with a worry-free sense of quality.
